What Rio Del Rey's governing documents say
Rio Del Rey is a standard single-family home HOA in Maricopa Colony, AZ. These CC&Rs bind all lot owners, residents, and tenants, and establish a homeowners' association to manage common areas and enforce rules.
- Architectural review: All exterior construction or modifications (including landscaping, fences, paint, etc.) require prior written approval from the Design Review Committee. The committee has broad aesthetic discretion and may charge a review fee. Interior changes that don't affect the exterior do not need approval.
- Residential use & home businesses: Lots must be used for residential purposes only. Home businesses are allowed if they are not detectable from outside, generate minimal traffic, and comply with all conditions listed in Section 4.1 (e.g., no customers coming to the lot, no non-resident employees, etc.).
- Animals: Only a reasonable number of domestic pets (dogs, cats, parakeets, etc.) are permitted; the Board decides what is reasonable. Dogs must be leashed (max 6') when off the lot, and owners must immediately remove feces from common areas. No livestock, poultry, reptiles, or commercial breeding.
- Parking & vehicles: Motor vehicles should be parked in garages or carports. Driveway parking is allowed only if garage space is insufficient; vehicles in driveways cannot exceed 8 ft height or 20 ft length and must not be commercial. Recreational vehicles can be parked for loading/unloading only (max 24 hrs consecutive, 72 hrs/week). No inoperable vehicles or visible repairs. Towing is permitted for violations.
- Leasing & rentals: Leases must be for the entire lot and residence, in writing, for an initial term of at least one month. Subleasing and assignments are prohibited. Owners must provide tenant and emergency contact info to the association at least 10 days before lease start. Owners are liable for tenant violations.
- Assessments & liens: All lot owners (except Declarant) must pay regular assessments and may be subject to special assessments approved by 2/3 vote of members. Unpaid assessments become a lien on the lot and a personal obligation of the owner. The Board sets the budget and may increase assessments as needed within legal limits.
- What this document doesn't cover: This document does not include any age restrictions, income or affordability limits, specific fee amounts, or details about common amenities (e.g., pools, parks). It also does not specify rules for satellite dishes beyond requiring compliance with federal law.
