- Annexation & developer rights: This document annexed Lots 197-328 and several tracts into the HOA. It designated Coventry Homes as a 'Co-Declarant' alongside Beazer Homes, giving them joint developer rights such as reduced assessments on unsold inventory lots and construction exemptions until lots are sold to homeowners.
- Assessment timing: Until the first lot in the annexed property is sold to an owner other than the Co-Declarant, the Co-Declarant is not obligated to pay annual or special assessments for those lots. After sale, the new owner pays the standard annual and special assessments.
