Roosevelt Park Unit One is a single-family home community in Tolleson, AZ, governed by a homeowners' association (HOA). These rules apply to all lot owners, residents, and their guests. The declaration controls architecture, land use, parking, pets, leasing, and other aspects to maintain the community's appearance and value.
- Leasing & rentals: Leases must be for the entire lot and have a minimum term of 12 months; short-term rentals are not allowed. Owners must notify the association of the lease start and end dates and tenant names.

- Assessments & fees: Annual assessments fund common area maintenance and reserves. The board may increase the maximum annual assessment by up to 10% per year or based on CPI, without a member vote. Special assessments may be levied as needed. Delinquent assessments become a lien on the lot and a personal obligation of the owner.
