DC Ranch Parcel G.1 is a single-family residential subdivision (60 lots) in Scottsdale, Arizona, governed by strict architectural covenants and a Covenant Commission. This is a supplemental document that adds restrictions to a master covenant structure; it does not contain complete community rules. All lot owners are bound by these design controls and neighborhood assessments.
- Community type & governance: DC Ranch is a master-planned community with a Covenant Commission that has discretionary authority over all architectural and aesthetic decisions across the development. This supplemental document applies only to Parcel G.1's 60 residential lots and incorporates three master declarations (the Council Declaration, Ranch Declaration, and The Covenant) by reference.
- Architectural review & design control: All construction, modifications, landscaping, and alterations require Covenant Commission approval and must comply with the Silverleaf - The Parks Design and Construction Manual. Design decisions subject to approval include architectural style, materials, colors, siting, size, height, massing, and landscaping — the Commission has broad discretionary authority.
- Lot maintenance obligations: You are responsible for maintaining all improvements, landscaping, and natural open space on your lot per the Community-Wide Standard. If you fail to maintain, the Ranch Association may perform the work at your expense and can impose a Specific Assessment against your property to recover costs.
- Shared walls & roofs (attached lots): Lots 1323–1333 are attached single-family units with party walls and common roof structures. Repair obligations depend on cause: if your negligence caused damage, you pay; if normal wear and tear, you and your neighbor split the cost equally; if the Association caused damage, it pays. Surface damage is paid by the owner on whose side the surface faces.
- Easements for attached units: Attached lot owners have easements for roof water drainage onto adjacent lots (if the roof was builder-constructed and Commission-approved) and for roof eaves/projections that encroach onto adjacent lots. Owners conducting maintenance on easement areas are responsible for any resulting damage.
- Neighborhood assessments: Your lot is subject to Neighborhood Assessments for shared facilities, including private streets, guardhouses, open space, parks, and recreational facilities. The Ranch Association establishes the assessment amounts.
- Airport proximity & noise: The tract is within 4 miles of Scottsdale Airport. By accepting your deed, you acknowledge aircraft operations average ~850 takeoffs/landings daily (mostly 6 AM–11 PM but open 24/7) and accept all associated noise, burdens, and risks. You waive any claims against the City, the airport, and DC Ranch entities.
