- What you own & maintain: You own your townhome lot and unit. The association maintains the exterior of units (roofs, siding, gutters, etc.) and common landscaping, but you are responsible for interior maintenance, glass, screens, and any improvements you add unless the association agrees otherwise.
- Assessments & fees: Annual assessments were $900 per lot in 2007, with increases allowed. You also pay a one-time working capital fee equal to 1/6 of the annual assessment at closing, and you must pay separate master association dues. Special assessments require a two-thirds vote of owners present.
- Leasing & rentals: The declaration does not restrict leasing, but if you rent out your unit, your vote is capped at 49% on association matters. Tenants may use common areas as their principal residence.
