What Village at Mariner's Pointe Community's governing documents say
This is a supplemental declaration that annexes specific lots to the Village at Mariner's Pointe Community, which is part of the larger Mariner's Pointe master-planned community in St. James, NC. The document adds those lots to the existing master declaration and supplementary declaration, and imposes a 2,500-square-foot impervious surface limit on each lot. It is an ancillary document that does not contain the full set of community rules.
- Annexation & governing documents: Lots 20-23, 101-108, and 121-128 (Sweetbay Village Phase 2A) are annexed to and become subject to the Master Declaration for Mariner's Pointe and the Supplementary Declaration for the Village at Mariner's Pointe, as amended.
- Impervious surface limit: No more than 2,500 square feet of each lot may be covered by impervious structures or materials (e.g., asphalt, gravel, concrete, brick, stone). This includes the portion of right-of-way between the paved edge and the front lot line. The limit is intended to comply with state stormwater regulations and cannot be amended without the consent of the State of North Carolina.
- Stormwater & drainage: Owners may not fill or pipe roadside or lot-line swales except for a minimum driveway crossing, and any such work requires Declarant approval to ensure it does not interfere with the stormwater and erosion control plan.
- What this document doesn't cover: This document does not contain the full set of community rules (e.g., architectural standards, pet restrictions, leasing rules, parking, or fees). Those are in the Master Declaration and Supplementary Declaration referenced but not included here.
