Bakertown Woods is a standard single-family home subdivision in Knoxville, TN, governed by a homeowners association (HOA) that maintains common areas and enforces restrictive covenants. These rules apply to all lot owners in the subdivision, covering what you can build, how you can use your property, and what you must pay.
- What you own & maintain: You own your lot and the single-family home on it. The HOA maintains common properties (e.g., entrances, drainage structures, road medians) and may also maintain streets and lighting. You must keep your lot free of tall grass, weeds, and debris, and complete landscaping (including front-yard sod) before occupying your house.
- Architectural & design rules: All new construction, exterior changes, fences, pools, outbuildings, and even mailboxes must be approved in writing by a Planning Committee. The committee has broad discretion over aesthetics, materials, and harmony with the neighborhood. Roof pitch must be 6/12 or steeper unless waived. Exterior siding on the front of dwellings must be stone, brick, or synthetic stucco — no vinyl or aluminum siding on fronts.
- Setbacks & lot use: Houses must be at least 20 feet from the front lot line, 5 feet from side lines, and 20 feet from the rear line. Only one single-family dwelling per lot. Lots cannot be subdivided, and no temporary structures (trailers, tents, barns) are allowed as residences.
- Parking & vehicles: All vehicles (cars, trucks, boats, RVs, trailers) must be parked in the driveway or garage — not on the street or lawn. Inoperable or junk vehicles are prohibited at all times. Driveways must be concrete or approved by the Planning Committee.
- Pets & animals: Household pets (dogs, cats) are allowed but cannot be kept for commercial purposes or become a nuisance. No livestock, poultry, or outdoor dog/animal pens are permitted.
- Leasing & rentals: Owners may lease their dwellings, but the lease must require the tenant to follow all HOA rules. The owner is responsible for any tenant violations.
- Assessments & fees: The HOA levies annual assessments (initially $50/year for 2007) and can impose special assessments for capital repairs with board and member approval. Assessments are a lien on the property. Late payments incur a $2/day penalty plus interest up to 18% annually and collection costs, including attorney fees.
- Restrictions on commercial activity & nuisances: No commercial enterprises (including beauty salons, catering, auto repair) or storage of business equipment are allowed on lots. No noxious or offensive activities. Clotheslines, above-ground swimming pools, and exterior antennas (except satellite dishes with approval) are prohibited.
