The developer holds significant control until lots are sold, and the rules apply to owners and their tenants.
- What you own & maintain: You own your lot and structures (house, garage, deck, fence, etc.), and you must keep everything — including landscaping — neat and clean. The association maintains common areas, stormwater facilities, and entrance signs.
- Assessments & fees: Annual general assessments are divided equally among all non-developer lots; special assessments can be levied for unplanned costs. Unpaid assessments accrue 18% annual interest, become a lien on the property, and the association can foreclose or sue.
