Winchester Commons is a condominium community in Knoxville, TN — you own your individual unit and share ownership of the buildings and land, managed by a homeowners association. These rules apply to all unit owners and occupants.
- What you own & maintain: Own your unit's interior airspace; the association maintains common elements (foundations, exterior walls, roofs, walkways, driveways, landscaping) and carries master insurance. Owners are responsible for interior repairs, exterior of their unit, and limited common elements like balconies and patios.
- Leasing & rentals: Leases must be for a minimum of six months. Short-term rentals (e.g., Airbnb, VRBO) are prohibited. No more than two vehicles may be parked on common elements per unit.
- Pets: No more than two domestic pets per unit. Only dogs, cats, and small rodents (hamsters, gerbils, mice) are allowed.
- Use restrictions: Units may only be used as a private residence. No signs visible from the exterior are allowed except as permitted by the board. No exterior antennas or satellite dishes are permitted except as required by law.
- Assessments & fees: Each unit pays a share of common expenses based on floor area. The board sets regular assessments (monthly, quarterly, etc.) and may levy special assessments. Delinquent payments bear interest after 30 days and can result in a lien and foreclosure.
- Alterations & approvals: Interior non-structural changes are allowed without approval. Exterior or structural changes require board approval. Owners cannot pierce the ground surface. Alterations affecting exterior appearance need prior written consent.
- Vehicles & parking: No inoperable vehicles may be kept on common property. No more than two vehicles per unit may be parked on common elements.
