Belltown Subdivision is a standard single-family homeowners association (HOA) in Knoxville, Tennessee. This document is the declaration of covenants, restrictions, and easements that applies to every lot owner. It defines what living here requires — including fees, design approvals, leasing limits, and use restrictions.
- Membership & voting rights: Every lot owner is a member of the HOA. Until the developer relinquishes all lots, the developer holds a special Class B membership with 200 votes per lot; other owners (Class A) get one vote per lot. A 10% quorum is needed for member meetings.
