Savannah Farms is a single-family residential subdivision in Alvarado, Texas, governed by a homeowners' association (HOA OF SAVANNAH FARMS, INC.). This document lays out the rules for all lot owners — covering what you can build, how you can use your property, and your obligations to the association.
- HOA membership & voting: Every lot owner automatically becomes a member of the HOA. Each residence gets one vote; the developer (Declarant) holds extra Class B votes (nine votes per lot) until conditions are met. The Board manages the association; initially the developer appoints Board members.

- Parking & vehicles: Parking is allowed only on driveways (minimum 10 ft wide) or in back yards hidden from the street. No commercial vehicles, trucks, trailers, boats, campers, or recreational equipment may be parked in front or within 50 ft of side property lines unless enclosed. No junk or inoperable vehicles visible.
- Property maintenance: Lawns must be kept mowed (grass no higher than 12 inches). No trash, debris, or junk piles allowed; garbage must be in containers with tight lids stored in back yard. Clotheslines and woodpiles must be in back yard. No nuisance or offensive activity.
- Signs, fences & outbuildings: No commercial signs; temporary sale signs limited to 3'x3'. Fences along public roads must be wire, pipe, or chain link (no wood stockade in front). Outbuildings (barns, sheds) must be in back yard, compatible with residence, and approved by Declarant. No unpainted corrugated metal.
- Home-based businesses: Limited professional and hobby businesses are allowed if contained within the residence or outbuilding, and without excessive noise, fumes, traffic, or unsightly conditions. No auto repair shops.
