Shadow Creek Addition is a standard single-family residential subdivision in Briaroaks (Johnson County), TX. - Use restrictions: Lots are for residential use only. No commercial enterprise may be operated if its appurtenances are outside the dwelling or visible from the street. Only one single-family detached home per lot, with no trailers, mobile homes, or manufactured housing used as a residence.

- Architectural review: All construction, alteration, or placement plans must be approved by the Architectural Control Committee (ACC). The ACC is initially the developer, but can be transferred to residents. If the ACC does not respond within 30 days, approval is automatic.
- Setbacks & fences: Minimum front setback 25 ft., side and rear 10 ft. No fence may be placed closer to the street than the front setback. Fences facing the street must be wood, pipe, wrought iron, or masonry; chain-link or wire fences are not allowed in areas visible from the street.
- Animals: Household pets allowed. One hoofed animal per acre per lot is permitted. No poultry or swine at any time. All animals must be kept in clean enclosures and not for commercial purposes or cause nuisance.
- Vehicles & storage: No lot may be used for junk yard or storing 'project' cars outside a garage. Routine vehicle maintenance visible from public view limited to 24 hours. Boats, trailers, RVs, and hobby vehicles cannot be parked on lawn, driveway, or street for prolonged periods; they must be garaged or hidden behind a fence.
