What Barrington Hills's governing documents say
Barrington Hills Addition is a standard single-family home subdivision in the Town of Bartonville, Texas, governed by a Homeowners Association (HOA). These Covenants, Conditions, and Restrictions (CC&Rs) bind all lot owners and set requirements for home construction, lot use, maintenance, and HOA assessments. The document is the full rulebook for the community.
- Residential use & minimum home size: Lots are for single-family dwellings only. Minimum air-conditioned floor area varies by block: Block A requires at least 4,000 sq ft; Block B lots 1,2,3,7,8,9,10,11,12,16,17 require 2,600 sq ft; and Block B lots 4,5,6,13,14,15 require 3,500 sq ft. All dwellings must have a three-vehicle garage (side or rear entry) and not exceed two stories.
- Exterior materials & roofing: At least 75% of exterior walls (excluding windows, doors, gables) must be brick, stone, or masonry. Roofing must meet specified standards (e.g., Grand Manor, Ambassador, slate, clay tiles). Roof pitch must be 8/12 or greater. All colors must be earth tones.
- Fencing: Fences are required on the rear/back of all properties. Acceptable materials: new pipe and cable (gray PVD) or wood (treated posts, painted/stained hunter green, black, or brown). Prior written approval from Declarant or Committee required before erection or alteration.
- Parking & vehicles: No boats, trailers, RVs, campers, inoperative vehicles, or farm equipment may be parked on a public street or driveway for more than 48 hours unless parked behind the front building line and concealed from neighboring lots and streets.
- Animals & livestock: One horse or cow per acre of lot (excluding the homesite acre) is permitted. No commercial breeding of pets. Household pets (dogs, cats) are allowed but must not be a nuisance. Animal control must follow Town of Bartonville leash laws.
- Construction time limit: All permitted improvements (including driveways, swimming pools, detached garages) must be completed within 12 months from the date of commencement.
- HOA assessments & fees: The maximum regular base assessment starts at $300 per lot per year, adjustable up to 30% annually without membership approval. The Board may levy special group assessments.
