Kaveen Farms is a single-family residential subdivision in Kaufman County, Texas, governed by a Declaration of Restrictive Covenants. These rules apply to all lot owners and occupants, and are intended to protect property values and ensure a uniform standard. The covenants run with the land and are enforceable for 10 years from recording.
- Permitted uses: Lots may be used only for single-family residential purposes. A single-family dwelling (site-built or manufactured home) is required on each lot. Home occupations are allowed only if conducted in a Grantor-approved shop and do not disturb neighbors.
- Manufactured homes & construction standards: Manufactured homes must have a foundation and be skirted within 45 days of placement, with skirting color-coordinated to the home's exterior. Site-built homes must comply with building codes and be completed within 6 months of groundbreaking. Any home older than 12 years requires written approval of Grantor or Association.
- Setbacks & variances: Minimum setback: no building or structure shall be closer than 10 feet to any side lot line. Variances may be requested from the Grantor or Association if the lot's terrain makes compliance impractical.
- Vehicles & parking: No truck, bus, or trailer may be parked on the street in front of a lot, except for construction equipment while a residence is being built. No junk cars are permitted on the property.
- Animals & livestock: No swine are allowed. Other livestock (e.g., horses, cows) shall not exceed one adult head per acre owned. Animals must not interfere with other owners' enjoyment.
- Penalties & enforcement: A fine of $25.00 per day is imposed on any owner who fails to correct a violation within 30 days of formal notice by certified mail. Enforcement may include injunction and recovery of attorney's fees by the Grantor or Association.
- Duration & amendments: The restrictions run for 10 years from the recording date (November 13, 2017) and may be amended by written instrument signed by the Grantor. During the declaration period, the Grantor retains exclusive power to allow deviations from the restrictions.
