Los Establos Addition is a single-family home community in Kaufman, TX, governed by a homeowners association (Los Establos Neighborhood Association, Inc.). The covenants apply to all lot owners and cover use restrictions, architectural standards, and assessments.
- What you can build & maintain: Each lot is limited to one single-family home (max 2.5 stories), a private garage, and an in-ground pool. Minimum conditioned area is 2,500 sq ft. Exterior bearing walls must be at least 80% brick, stone, or stucco. All construction requires prior approval from an Architectural Review Committee.
- Fences & landscaping: Fences must be masonry, brick, wood, or wrought iron and cannot exceed 6 ft in height. Landscaping must be completed within 30 days after home is graded; front and side yards must be solid sod unless approved otherwise. No tree removal from conservation easement areas without committee approval.
- Parking & vehicles: Vehicles may only be parked on paved surfaces; overnight parking on streets is prohibited. The association may tow violators at the owner's expense. No boats, trailers, or RVs may be parked on streets or on lots unless screened from view and on a hard surface.
- Animals & pets: Household pets are allowed but must be confined to the lot and not be a nuisance. Larger animals (horses, cattle, etc.) are limited by lot size: none on lots under 2.5 acres, one on 2.5–4.5 acres, two on 4.5–6.5 acres, etc.
- Assessments & fees: Annual assessments are set by the board and may be increased up to 125% per year without a membership vote. A one-time capitalization fee of $200 is due upon lot purchase. A street maintenance reserve fund is also required. Delinquent assessments carry interest at 10% and can result in a lien and foreclosure.
- Term & amendment: The covenants run for 50 years from the original recording (2004) and automatically renew. Amendments require approval of two-thirds of voting members and must be recorded.
