What Sonora's governing documents say
This is a standard single-family home subdivision (Sonora in Lantana, TX) governed by a Development Area Declaration that supplements the Sonora Master Covenant. It applies to homeowners and residents within this development area. The rules enforce a residential character with specific limits on rentals, pets, vehicles, signage, and outdoor structures.
- Single-family use & home businesses: Lots may only be used for single-family residential purposes. Home businesses are allowed only if they are not apparent from outside, involve no solicitation, and do not increase traffic or parking noticeably. Leasing is not considered a business.
- Leasing & rentals: Rentals are permitted but must be for a term of at least 6 months, in writing, for the entire residence. Owners must provide tenants with copies of governing documents and notify the association within 10 days of lease effective date.
- Pets: No more than 3 cats and dogs in total per lot without board approval. Non-traditional pets (e.g., pot-bellied pigs, chickens, exotic animals) are prohibited. Pets must be leashed when outside the residence or fenced yard, and all waste must be removed promptly.
- Vehicles & parking: Commercial vehicles, recreational vehicles, boats, trailers, and inoperable vehicles must be stored in enclosed garages or screened from view. Temporary parking for such vehicles is allowed for up to 72 consecutive hours every two months. No repair work outside enclosed garages except minor emergencies.
- Signs & flags: Signs generally require prior approval, with exceptions: one 'For Sale' sign (max 5 sq ft, removed within 2 business days after sale), one small security sign, candidate/measure signs (90 days before to 10 days after election), and a 'no soliciting' sign (max 25 sq in). Permitted flags (U.S., Texas, military branch, or one college flag) may be displayed on a flagpole up to 5 ft attached to the residence; freestanding flagpoles up to 20 ft require approval.
- Outdoor structures & improvements: Outside storage buildings (max 100 sq ft, 8 ft height, matching materials/color) require approval; metal sheds prohibited. Playscapes and sport courts are allowed only with reviewer approval, must be screened, and may not be lighted or enclosed with netting. Basketball goals: portable must be removed when not in use; permanent require approval.
- Maintenance & landscaping: Owners must maintain their lot and improvements in good condition, including mowing, pruning, watering, and repairs. The strip between the lot boundary and the street pavement is the owner's responsibility unless the association assumes it. Failure to maintain may result in the association performing the work at the owner's expense, secured by a lien.
