- Pets: You may keep customary household pets, but no more than three dogs and cats combined (unless HOA rules set a different limit). Pets must be kept inside or in a fenced yard without disturbing neighbors, and you must clean up their waste.
- Parking & vehicles: Driveways cannot be used for storage of boats, trailers, or inoperable vehicles, or for vehicle repair. Garage doors must stay closed except when entering or leaving, and the garage must remain able to park two standard vehicles.
- Accessory structures: Sheds, playhouses, gazebos, and similar structures require architectural approval, cannot exceed 100 square feet or 6 feet in height, and must be placed only in fenced portions of the yard, not in front yards or easements.
- Use restrictions: No commercial activity, hunting, or exterior fires (except barbecue grills in the back yard) are allowed. You cannot interfere with drainage, and the HOA can regulate anything considered an annoyance.
- HOA assessments & rules: The HOA can levy annual, special, and individual assessments, and can adopt rules about common areas, trash, landscaping, animals, vehicles, and more. The developer controls the HOA during the development period (up to 10 years).
