This is a set of deed restrictions for Leslie Oaks Addition, a single-family residential subdivision in Highland Village, TX (Denton County). These covenants run with the land and apply to all homeowners, setting rules for land use, building standards, property maintenance, and prohibited activities. The restrictions were originally effective until February 1, 2020, but can be extended for successive 10-year terms by a majority vote of lot owners.
- Residential use & single-family homes: Lots are for residential purposes only. Only one single-family dwelling unit (max two stories), one two-car garage, and no more than one accessory building (not a dwelling) per lot. No professional business or commercial activity open to the public is allowed.
- Minimum size & construction standards: Each home must have at least 1,200 square feet of air conditioned and heated area (excluding porches and garage). Exterior construction must be at least 75% masonry, brick, or stone veneer. Roofs must have a minimum 6/12 pitch and be of composition material in a darker hue.
- Building completion deadline: All structures must be completed within 12 months from the start of construction. All residences must be new construction (no moving in existing structures).
- Property maintenance & nuisances: Lots cannot be used as a dumping ground for trash, junk, rocks, dirt, scrap, garbage, or rubbish. They must be kept mowed and free of weeds and tall grass. No noxious activity is permitted.
- Parking & vehicles: Inoperable or unused vehicles cannot be stored on the property. Motor homes, trailers, campers, boats, and infrequently used vehicles may not be parked on the street or in front of any residence for more than 48 hours.
- Prohibited structures & antennas: No trailer, tent, shack, RV, motor home, or fifth wheel trailer may be used as a residence. No oil drilling, mining, or related structures are allowed. No radio, television towers, aerial wires, or short wave antennas are permitted. Satellite dishes are allowed if not visible from the road.
- Duration & renewal: These restrictions run with the land and are binding until February 1, 2020, after which they may be extended for successive 10-year terms if a majority of lot owners vote to do so.
