Copper Creek Estates is a single-family home HOA in Highland Village, TX (Denton County). All lots are for detached single-family residential use only, with no business or commercial activity visible from outside. The HOA enforces use restrictions, architectural standards, and assessments. Leases must be at least six months and require board approval.
- Single-family residential use: Each lot may have only one detached single-family residence. Home-based businesses are allowed only if not detectable from outside and do not increase traffic noticeably beyond typical residential levels.
- Leasing & rentals: Rentals are allowed only for the entire lot and for a minimum term of six months. All leases must be in writing and approved by the board in advance. The board may require a deposit of up to one month's rent and charge a processing fee up to $500.
- Pets: No more than four cats and dogs total per lot, with a maximum of two dogs. Only domestic household pets are allowed; exotic animals (e.g., pot-bellied pigs, snakes, monkeys) are prohibited. Pets must be leashed when outside the residence or fenced yard, and waste must be removed. The board may require removal of a nuisance pet.
- Vehicles & parking: Commercial vehicles, RVs, boats, trailers, and inoperable vehicles must be stored in an enclosed garage or behind a fence not visible from the street. On-street parking is prohibited except for emergencies (no parking for more than 4 consecutive hours). Parking in driveways is limited to 72 hours for recreational vehicles.
- Architectural review: All exterior improvements, including construction, modifications, fences, antennas, basketball goals, and signs (except small permitted flags and for-sale signs), require prior approval from the Architectural Control Committee (ACC). Minimum square footage and masonry requirements are set in Design Guidelines.
- Signs & flags: Only one temporary for-sale/lease sign (max 5 sq ft per side, max 4 ft tall) is allowed. Political signs are allowed 90 days before to 10 days after an election. Flags: U.S., Texas, and military flags are allowed on a flagpole up to 5 ft attached to the residence without ACC approval; freestanding flagpoles up to 20 ft require ACC approval.
- Assessments & fines: The HOA levies regular assessments, special assessments, and individual assessments. Late charges, interest, and liens (including foreclosure) may apply. Fines can be assessed for violations, and the HOA may enter the property to remedy violations at the owner's cost.
- Maintenance obligations: Owners must maintain their lot and all improvements in good condition, including lawn mowing, tree pruning, exterior painting, and repairs. The HOA may determine maintenance violations and perform work at the owner's expense. Owners are also responsible for landscaping between the lot and the curb (unless the HOA assumes that duty).
