What Wentworth Villas Addition Homeowners Association, Inc.'s governing documents say
This is a supplemental filing of policies and rules for the Wentworth Villas Addition Homeowners Association (a standard single-family HOA in Lewisville, TX), adopted to comply with the 2021 Texas legislative session. It supplements the existing CC&Rs and other governing documents, but is not the complete set of HOA rules. The document covers specific procedures for covenant violation hearings and architectural review, among other topics.
- Covenant violation hearings: If you receive a covenant violation notice, you have the right to a hearing before the Board. You must submit a written request within 30 days of the notice. The Board must hold the hearing within 30 days of your request. At least 10 days before the hearing, the Association must give you all documents, photos, and communications it will present. If they don't, you get an automatic 15-day postponement. You or the Association may audio record the hearing.
- Architectural review: Architectural review committee members cannot be current Board members, their spouses, or household residents. If your application is denied, the Association must send you a detailed written notice by certified mail, hand delivery, or electronic delivery, including the reasons and required changes. You can appeal the denial to the Board by requesting a hearing within 30 days of the denial notice. The Board must hold a hearing within 30 days of your request and notify you at least 10 days in advance. At the hearing, both sides can discuss facts, resolve issues, and the Board can affirm, modify, or reverse the decision. A 10-day postponement is available on first request.
- What this document doesn't cover: This document only includes supplemental policies adopted for legislative compliance. It is not the full set of HOA restrictions, rules, or policies. The Association has many other recorded dedicatory instruments (e.g., original CC&Rs, flag display policy, rainwater harvesting policy, assessment collection policy, etc.) that also apply. For a complete picture, you must consult all recorded governing documents.
