Shoal Creek Homeowner's Association, Inc. is a standard single-family HOA in Denton and Collin Counties, Texas. This document is a supplemental notice recording several board-adopted policies and guidelines that supplement the original Declaration of Covenants, Conditions, Restrictions and Easements. These rules bind all homeowners in the Shoal Creek community.
- Application of Payments: When you make a payment, the HOA applies it in this order: 1) delinquent assessments, 2) current assessments, 3) attorney's fees/collection costs tied to assessments/foreclosure, 4) other attorney's fees, 5) fines, 6) other amounts owed.
- Alternate Payment Plan: If you're delinquent, you may request a 6-month payment plan. You must pay 25% of the total owed upfront, then equal monthly installments. Late fees stop while on the plan, but interest and a reasonable administration fee continue. Default restores full collection.

- Roofing Materials: The HOA cannot prohibit shingles that are wind/hail resistant, provide energy efficiency or solar generation, and are more durable and match the aesthetics of surrounding homes. This overrides any conflicting prior restrictions.
- Rainwater Collection Devices: Rain barrels and rainwater harvesting systems must be installed only on your property, not on common areas or between the front of the home and the street. They must match your home's color scheme and cannot display inappropriate content. Prior written approval with plans is required.
