Suncrest West is a planned residential community of single-family detached homes in Flower Mound, Texas. The Declaration establishes a homeowners' association (Suncrest West HOA) and sets rules for all lots and homeowners. Owners must comply with architectural review, use restrictions, and pay assessments.
- What you own & maintain: You own your lot and the single-family residence on it. You must maintain your property in good condition, including landscaping, exterior repairs, and prompt cleanup. The HOA maintains common areas, and you may be charged for failure to maintain your lot.
- Architectural review: Any construction, exterior change, fence, shed, or other structure must be approved in writing by the Architectural Control Committee (ACC) before starting. Plans must be submitted; approval is deemed if no response within 30 days. Construction must be completed within 9 months.
- Permitted & prohibited uses: Lots are for single-family residential use only. No businesses, churches, or direct sales (garage sales allowed with board approval). In-home work is allowed if no employee parking or deliveries. No outdoor burning, no clotheslines, and no nuisances.
- Parking & vehicles: Vehicles must be parked on paved surfaces, driveways, or in garages. Commercial vehicles, trailers, boats, RVs, and inoperable vehicles must be stored inside a garage or concealed. Street parking is limited to 24 hours. No parking on streets in violation of local laws.
- Pets & animals: Only common household pets (cats, dogs) allowed, max 4 per residence. No breeding or kennel use. Pets must be kept within your fenced lot. No farm animals, bees, or poultry.
- Assessments & finances: Each homeowner pays a regular annual Maintenance Assessment, billed quarterly (Jan, Apr, Jul, Oct). Special assessments may also be levied. Delinquent assessments bear interest (18% annually) and are secured by a lien on the lot. Declarant (builder) is exempt from assessments on unsold lots.
