These Covenants, Conditions, and Restrictions (CC&Rs) apply to homeowners of single-family lots, specifying what you can build, how you can use your property, and what you must maintain. - Residential Use & Building Standards: Lots are for single-family detached homes only. Each residence must have at least 1,800 sq. ft. of heated/air-conditioned living area, a two-car garage, and a brick, stone, or veneer front elevation. Roofs must have a minimum 6/12 pitch. Maximum two stories.
- Construction & Maintenance: Construction must start and finish within 180 days, with work hours limited to 7:00 AM – 9:00 PM. Front setback is 25 feet, side/rear 10 feet. Outbuildings require a concrete slab, must be 20 feet from side property lines, and cannot store RVs or campers unless enclosed.
- Parking & vehicles: No street parking for more than 12 consecutive hours. Overnight parking only on concrete driveways. No boats, trailers, campers, or RVs visible from the street unless in a closed garage or fenced enclosure. Inoperable vehicles must be screened. Maximum 5 vehicles per dwelling visible from any roadway, pathway, or driveway.
- Pets & animals: Dogs, cats, and domestic pets allowed if leashed or confined; no commercial breeding. Sheep, goats, and swine are prohibited. Animals must not interfere with neighbors' enjoyment.
- Outdoor Items & Storage: Sporting equipment, dog runs, and play equipment must be in the back yard. No signs except one 5 sq. ft. real estate sign or builder's sign up to 9 sq. ft. during construction. No satellite dishes or aerials without Declarant approval. Trash containers must be hidden except on pickup day.
- Sewage & Drainage: Lots must meet Johnson County on-site sewage facility regulations. Owners are responsible for maintenance. No building on 100-year flood plain unless finished floor at least 2 feet above. Driveway culverts must be at least 18 inches in diameter.
- Enforcement & Duration: CC&Rs run with the land until September 12, 2028, auto-renewing every 10 years unless 75% of owners vote to abolish. Declarant may amend until the 10th anniversary; later amendments require 75% owner consent. Violations can be enforced by any owner via injuction or lien.
