What Vineyard Heights's governing documents say
This is a Second Supplementary Declaration (amendment) to the original Declaration of Covenants, Conditions and Restrictions for Vineyard Heights, a standard single-family home subdivision with an HOA in Johnson County, Texas. The amendment modifies two specific rules: storage of certain vehicles and mineral exploration activities. It does not replace the full set of HOA rules, which remain in effect.
- Parking & vehicles: Boats, buses, trailers, motor homes, recreational vehicles, campers, and similar items must be stored at least 50 feet from the residence and 175 feet from any road or common area, or may be parked on a paved area adjacent to the rear garage if not visible from streets or common areas. Trucks over 1-ton cargo capacity cannot be kept overnight on streets, common areas, or any owner's lot. Motorcycles and dirt bikes must have effective baffled mufflers and can only be operated on the owner's own lot.
- Mineral & oil/gas activities: No mineral exploration, removal, or related activities are permitted on any lot, except for excavation reasonably necessary for approved construction. Directional drilling from a well located outside the subdivision and pooling of lands within the subdivision for such a well are not prohibited.
- What this document doesn't cover: This is only an amendment modifying two sections. The original Declaration and First Supplementary Declaration remain in effect and contain all other HOA rules (e.g., assessments, architectural control, pet restrictions, leasing limits). Those documents are not included here.
