Tarrant Lot is a single-family residential subdivision in Rendon, TX, governed by a 1963 declaration of restrictive covenants that run with the land. These covenants apply to all lot owners and limit what you can build and do on your property. There is no homeowners association — enforcement is by other owners.
- Allowed use & structures: Lots are for residential use only. Only one detached single-family dwelling (max 2.5 stories), a private garage for up to 2 cars, and servants' quarters are allowed. No trailers, tents, shacks, or temporary structures may be used as residences.
- Minimum lot & building size: Each lot must be at least 5,000 sq ft and 70 ft wide at the front setback line. The main dwelling's ground floor must be at least 1,200 sq ft (one-story) or 900 sq ft (if more than one story), excluding open porches and garages.
- Setbacks & side yards: No building may be within 25 ft of the front lot line, within 12 ft of a side street line, or within 2 ft of a side lot line (except detached garages/outbuildings 25 ft or more from the front line). Minimum side yard dimension is 5 ft.
- Animals & nuisances: Animals and livestock are allowed only as permitted by city laws. No noxious or offensive activities may be carried on that annoy neighbors.
- Oil, mining & industrial uses: No oil drilling, mining, quarrying, or refining operations are allowed. No oil wells, tanks, or derricks may be erected.
- Easements: Easements for utility installation and maintenance exist as shown on the recorded plat, plus a reserved 5-ft rear utility easement on each lot.
- Covenant term & amendment: These restrictions run until January 1, 1979, and automatically renew for successive 10-year periods unless a majority of lot owners vote to change them.
