Cabot Estates is a single-family residential subdivision in Mansfield, Texas, governed by a set of restrictive covenants. These rules apply to all lot owners and control building, usage, pets, parking, and property maintenance to preserve a uniform residential character. This document does not establish an HOA fee structure or community amenities; it is purely a covenant-based rule set.
- Lot use & buildings: Each lot is designated for one single-family detached dwelling; mobile homes and temporary residences are prohibited. All structures must be completed and face the front lot line.
- Pets & livestock: A maximum of 4 household pets are allowed per lot, but livestock (cattle, horses, etc.) and commercial breeding are prohibited. Pets must be contained on the owner's property and not roam freely.
- Septic systems: All residences must have a professionally installed aerobic septic system; lateral type septic systems are not allowed under any circumstances.
- Architectural standards: Homes must have at least 2,000 square feet of living area, a minimum two-car garage (no front entry unless approved), and masonry exteriors (100% first floor, 75% second floor for two-story homes). Roofs must be covered with 240-pound laminated shingles with a pitch of at least 8/12. Setbacks: 35 feet from the front lot line, 10 feet from sides.
- Parking & vehicles: Boats, RVs, trailers, and campers cannot be parked in the open where visible from the street; they must be stored in a garage or carport. Vehicles without current registration or inspection cannot be parked on the lot. No commercial advertising vehicles may park overnight.
- Yard maintenance & signage: Lots must be kept mowed and neat; trash and leaves cannot be burned. Most advertising signs are prohibited, and mailboxes must be constructed of brick, masonry, or stone. Clotheslines and outdoor drying are not permitted.
- Architectural review: All construction or alterations require prior approval from the Architectural Control Committee. Plans must include an engineer's foundation certificate. If the committee does not approve or disapprove within 30 days of submission, the plans are considered rejected.
