The Oaks at Hilltop Ranch is a single-family home community in Rendon, TX. Rules are set by a Homeowners' Association (HOA) that maintains common areas (entry monuments, perimeter walls, landscaping) and enforces detailed design and use restrictions. This document combines a Fourth Amendment and the original Declaration, covering everything from minimum home size to parking and landscaping.
- Residential use & occupancy: Each lot is for one single-family residence only. Occupancy is limited to a single nuclear family (persons related within the second degree plus up to one unrelated person), unless otherwise required by law. No home may exceed two and a half stories.
- Garage & parking: Every home must have an enclosed garage for at least three cars. Garage doors must remain closed when practical, be made of cedar wood (no metal), and not exceed 10 feet in height. Front-entry garages facing the street are generally prohibited; on corner lots they are banned entirely.
- Vehicle storage & parking: All vehicles must be parked out of view from streets and adjoining lots, except temporary driveway parking. Recreational vehicles, motor homes, and boats must be stored in a garage or specially approved building. On-street parking is limited to guest or service stops of no more than 12 hours. No vehicle may be used as a residence or office.
- Minimum home size: Each home must have at least 3,500 square feet of air-conditioned living area (excluding garages, porches, patios, and detached buildings).
- Landscaping requirements: Landscaping must be completed within 60 days after home construction. Front and side yards must be grassed. The front yard must contain at least four trees, all of which must be oak species with a trunk caliper of 4 inches or more (including preserved native trees). A sprinkler system is required from the front of the home to the street edge.
- Architectural review: Any exterior construction or alteration (including fences, pools, driveways, landscaping) must be approved in writing by an Architectural Control Committee. Plans must be submitted at least 14 days before starting work; approval is deemed if no response within 30 days. The Committee may grant deviations from certain rules.
- Assessments & fees: Annual assessments are capped at $450 per lot initially, and the HOA board may increase them up to 20% per year without a vote. Any increase over 20% requires 2/3 member approval. A $100 transfer fee is due at each sale. Special assessments require 2/3 member vote. Delinquent assessments accrue 18% interest and may lead to fines ($500 per occurrence) and lien foreclosure.
