What Hilltop Ranch's governing documents say
The Oaks at Hilltop Ranch is a single-family home community in North Richland Hills, TX. These documents are amendments to the full Declaration of Covenants, Conditions and Restrictions (CCRs) and do not contain the complete set of community rules. They bind owners of lots within the addition (Blocks 1 & 2).
- Sale of vacant lots: Lots cannot be sold without a completed residential dwelling. If an owner wishes to sell a vacant lot, the Declarant and listed builders have a sequential right of first refusal to purchase the lot at the same price and terms as a bona fide third-party offer, with specific notice and time periods (60 days for Declarant, then 120 days for builders).
- Water wells: No individual or private water supply systems are permitted on any lot. Variances are granted only for Lots 26 (Block 1), Lot 1 (Block 2), and Lot 4 (Block 1) to maintain a constant water level for ponds.
