Bramble Creek Estates is a standard single-family subdivision in Tarrant and Johnson County, Texas, governed by Restrictive Covenants that apply to all lot owners. The rules require single-family detached homes, set minimum lot sizes and construction standards, and establish an association for water system maintenance and assessments.
- Permitted use and occupancy: Each lot is designated solely for a single-family detached dwelling. No structure may be occupied unless connected to a proper sewage system. Engaging in a trade or business that becomes a nuisance is prohibited.
- Construction and architectural standards: Houses must have at least 1,700 square feet of living area (with minimum 500 sq ft on ground floor for 1½ or 2-story homes). Exterior walls must be 60% stone or brick on the first floor unless waived in writing. No structure may exceed two stories. Minimum front setback is 30 feet; 40 feet from County Road 612; 10 feet from other property lines. Wire strand fences are prohibited.
- Lot size and subdivisions: Lots may be re-platted but no lot may be less than one acre. Additional water tap fees apply to new lots created by replatting.
- Pets and animals: One large animal (e.g., horse, cow) per acre is permitted, but swine and chickens are not. Usual and ordinary household pets are allowed. Septic tanks, livestock, and standing livestock pens must be at least 50 feet from the water supply well (150 feet for cesspools, drain fields, and pens).
- Signs: Only one sign advertising the rental or sale of property is permitted, not exceeding 3x5 feet. All other signs, billboards, or advertising structures are prohibited.
- Assessments and water system: Each lot owner must pay a monthly water usage fee and may be subject to special assessments for maintenance and improvement of the community water well and distribution system. Assessments are determined by majority vote of the Association and are a lien on the lot if unpaid.
- Sewage and drainage: Each lot must obtain a private sewage facility permit from the Johnson County Quality Control Division, designed by a registered professional. No building or filling is allowed in the floodway. Houses in a 100-year flood plain must have a finished floor elevation at least one foot above the flood plain elevation.
