What Rancho Mirage's governing documents say
Rancho Mirage is a master-planned single-family home community in Apache Junction, AZ. This document is the full Declaration of Covenants, Conditions, and Restrictions (CC&Rs) that binds all lot owners. It establishes a homeowners association, sets assessment obligations, and regulates use, maintenance, and appearance of properties.
- Residential use & building restrictions: Lots may only be used for single-family residential purposes. Only one detached single-family residence, not exceeding two stories, plus a private garage (1–5 cars), is permitted. No prefabricated structures visible from neighboring property, no temporary structures as residences, and no subdivision of lots except by Declarant or Designated Builders.
- Leasing & rentals: Leases must be in writing, cover the entire residence and lot, and have a minimum term of 180 days. A copy of the lease and owner's address must be provided to the association within 10 days of signing. The owner remains responsible for all assessments and compliance during the lease. Signs advertising rental are prohibited.
- Animals: No animals, insects, livestock, or poultry may be raised, bred, or kept except for common household pets (types and breeds acceptable to the Board). Pets cannot be kept for commercial purposes or in unreasonable numbers as determined by the Architectural Committee. Pets must be fenced or leashed, and no pet structure may be visible from neighboring property.
- Parking & vehicles: Parking in front yards is prohibited except on driveways. Vehicles parked in side or rear yards must not be visible from neighboring property. No inoperable vehicles; no vehicle exceeding 18.5 ft in length, 75 inches in height, or 84 inches in width unless parked out of sight or a guest vehicle (max 7 days per 6 months). Commercial vehicles and vehicles over one ton are restricted. Overnight on-street parking not allowed. Garages must be used for parking or storage, not as living quarters.
- Architectural review: No exterior improvements, alterations, or changes to grading/drainage may be made without prior written approval from the Architectural Committee. Landscaping must be installed within 120 days of ownership per approved plans. The committee has 60 days to respond; if no response, approval is deemed granted. The association may install landscaping at owner's cost if owner fails to do so.
- Assessments & fees: Each lot is subject to annual assessments (initial max $900 per lot, adjustable up to 20% yearly without member vote, plus increases for insurance or utilities). Special assessments for capital improvements require 2/3 member vote. A transfer fee (set by Board) and a one-time reserve contribution of 2 months' annual assessments are due from first purchaser after construction. Assessments are a lien on the lot; delinquencies incur 10% annual interest or $15 late charge, and may lead to lien foreclosure.
- Signs: No signs visible from neighboring property without prior approval, except: signs used by Declarant/Builder for development, signs required by law, one temporary 'for sale' sign (max 30"x24") per lot, and signs required for traffic/construction. Signs advertising lease or rent are prohibited.
