What Bianco Ranches's governing documents say
Bianco Ranches is a single-family home subdivision in Casa Grande, AZ, governed by recorded deed restrictions (not a homeowners association). The restrictions bind all parcel owners and cover building standards, setbacks, animals, and maintenance. There is no mandatory HOA or monthly assessments.
- Building standards: All structures must be constructed in a workmanlike and neat manner. Manufactured homes must be built newer than 1978.
- Setbacks & easements: No building or mobile home may be closer than 65 feet to the street line, 25 feet to side parcel lines, or 25 feet to back parcel lines. Side and rear property lines must reserve a 10-foot utility and access easement that cannot be fenced.
- Animals & livestock: Animals must be confined within the parcel and kept in sanitary conditions. No pigs or dog kennels or feed lots are allowed. Livestock grazing on adjoining properties is prohibited.
- Sanitation & trash: Until sewers become available, all toilets must connect to approved septic tanks. No outside portable lavatories or open plumbing are allowed. Trash must be placed in sanitary containers and disposed of at a landfill; hazardous waste is prohibited.
- Duration & amendment: The restrictions run until January 1, 2020, then automatically renew for successive 10-year periods. Until 90% of parcels are sold, the developer may change the restrictions. After that, a majority of parcel owners can amend them.
- What this document doesn't cover: This document does not create a homeowners association, impose dues or assessments, regulate architectural approvals beyond general workmanship, or restrict leasing or occupancy.
