Casa Grande Links is a single-family home subdivision in Casa Grande, AZ, subject to a Declaration of Covenants, Conditions and Restrictions (CC&Rs) that run with the land and bind all lot owners. These rules govern architectural design, lot use, and maintenance to maintain the community's residential character.
- Architectural review: All construction, alterations, and landscaping must be approved in writing by the Architectural Control Committee (ACC). Plans are deemed approved if no response occurs within 15 days of submission. The ACC's authority terminates after 29 years unless a successor committee is appointed by majority of lot owners.
- Home & lot use: Lots are for single-family residential use only. Each dwelling must be detached, no more than two stories, with a minimum floor area of 1,500 square feet (excluding porches, garages, carports, and patios). A minimum two-car garage with overhead doors is required. No prefabricated or temporary structures may be used as residences.
- Pets & livestock: No livestock or poultry is allowed. Dogs, cats, and other household pets may be kept, but not bred or maintained for commercial purposes, and must not be a nuisance.
- Signs: Only one sign per lot, not exceeding five square feet, advertising the property for sale or rent, is allowed unless approved by the ACC. Temporary signs by the builder are permitted during sales.
- Vehicles: Abandoned or inoperable vehicles may not be stored or kept on any lot where visible from other lots or streets/alleyways.
- Antennas & utility equipment: Antenna facilities (including poles and wires) are not allowed to extend above the house roof. Roof-mounted air conditioning units are prohibited. Private antennas must be removed when underground cable becomes available, upon ACC demand.
- Fencing & walls: Rear yards must be enclosed with a six-foot masonry or slump block wall. Along the golf course, walls must be masonry for the lower two feet and wrought iron for the upper four feet, subject to ACC approval. Front walls or fences are not permitted closer to the front property line than the building's front wall, except on shared lot lines where six-foot solid walls may be erected.
- Landscaping: Each lot owner must install front yard landscaping within 90 days after the City of Casa Grande issues a Certificate of Occupancy for the dwelling.
