What North Mountain Reserve's governing documents say
This document is a temporary Deed Restriction for Lot 7 of North Mountain Reserve, a single-family home HOA in Cave Creek, AZ. It applies only to Lot 7 while it is temporarily removed from the HOA's main governing documents, and will automatically expire when the lot is re-subjected to the HOA. Homeowners on this lot must follow these specific design and use rules in the interim.
- Exterior design: Exterior colors must be muted tones that blend with the natural vegetation and mountains. Predominant materials must be stone masonry, painted slump block, or stucco; large expanses of wood are prohibited (wood only for accents). Guest houses must visually connect to the main residence via walls, courtyards, or landscaping.
- Height & roof rules: Maximum building height: 22 feet for flat roofs, 25 feet to top of parapets. Two-story residences are not permitted. Roofs must be flat; only 'shed' or single-slope roofs are allowed over porches/patios, and must conform to height limits. For ridge-top residences, no part may exceed the 22-foot flat roof standard.
- Vehicle & equipment storage: Outdoor storage of recreational vehicles, boats, or ATVs is prohibited. Propane tanks, water tanks, and similar storage must be shielded from view by walls or structures, or placed underground with visible projections screened.
- Duration & future status: These deed restrictions remain in effect until a termination date set by a Settlement Agreement on file with the Association. On that date, the restrictions automatically become null and void, and Lot 7 will automatically become subject again to the HOA's full governing documents (Declaration and Design Guidelines). The Association is to record a rescission notice but it is not required for the restrictions to end.

It does not include the full HOA covenants, architectural review process, assessments, leasing rules, pet restrictions, or other community-wide rules that apply to other lots.
