- Residential use & home businesses: All lots must be used for single-family residential purposes only. Home businesses are allowed only if they are not detectable from outside the home and do not involve customer visits or solicitation.
- Architectural review & exterior changes: Any exterior alteration (including color changes, additions, sheds, solar panels, and landscaping) requires prior written approval from the Architectural Committee. No recreational vehicles, boats, trailers, or non-operating vehicles may be parked where visible from neighboring property, common areas, or streets (except pickups under ¾ ton with low camper shells). Garages must be used only for parking and household storage.

If damaged by an owner's act, that owner pays for repair; if damaged by other causes, adjoining owners share the cost equally.
