Powderhorn Ranch is a single-family HOA in Scottsdale, Arizona, where owners maintain individual homes on lots subject to comprehensive architectural control and strict use restrictions, including rental limitations and a sex-offender prohibition.
- What you own & maintain: You own a residential lot and home. Homes must have at least 2,200 sq ft and be 1-2 stories (split-level by Committee approval). You maintain your lot; the association maintains common areas (perimeter landscaping, walls, and Tract D).
- Architectural Committee approval: All exterior changes require Architectural Committee approval. If the Committee doesn't reject within 30 days, approval is automatic. Committee decisions are final and binding; owners have no recourse.
- Vehicles, boats & storage: Vehicles and boats must be garaged or in driveways only. No exterior storage without Committee approval. RVs, trailers, and motor homes may stay in driveways for up to 7 days; then must remain elsewhere for 60 days before returning.
- Leasing & rentals: Owners who held title before July 2022 can lease for a minimum 30 days; those taking title after July 2022 must lease for 90 days minimum. Guest houses cannot be leased separately. Level 2 and Level 3 registered sex offenders are prohibited from occupying any lot; violations trigger eviction procedures.
- Exterior appearance: Chain-link fences are prohibited; masonry walls with stucco are required. Garages limited to 3 vehicles, preferably side-facing. Outdoor equipment (HVAC, antennas, washers/dryers, outdoor speakers) must be screened and approved. Outdoor lighting must be indirect, shielded, and approved.
- Garbage, signs & maintenance: Garbage must be in containers and out of view for no more than 24 hours. Only nameplate and one 4-sq-ft for-sale/rent sign permitted. No visible repairs of vehicles or equipment on lots.
- Pets: Small household pets allowed for noncommercial purposes if not a nuisance, threat, or objectionable to neighbors.
