The association maintains common elements and carries master insurance, funded by equal per-unit assessments. All units must be used for single-family residential purposes only.
- What you own & maintain: You own your unit's interior (finished surfaces and fixtures). The association owns and maintains the building exterior, roof, common structure, parking areas, landscaping, and recreational amenities.
- Voting & common-expense sharing: Each unit has one vote in the association, regardless of size. Common elements and expenses are allocated equally among all units.
- Leasing & rentals: Units may be leased to tenants. While a unit is leased, the tenant (not the owner) has rights to use common elements; the owner's use is suspended until the lease ends.
- Single-family occupancy: Units must be occupied by a single family — either related persons or up to three unrelated persons. Limited home-based business is permitted if invisible from outside, with no client parking, door-to-door solicitation, or customer traffic.
- Pets: A reasonable number of house pets are allowed (specific limit set by Board rules). Dogs must be leashed (max 6 feet) when outside and under control at all times. Pets cannot relieve themselves on common elements.
- Parking & vehicles: Only private automobiles, SUVs, motorcycles, and pickup trucks under 1 ton are permitted. No RVs, boats, trailers, commercial vehicles, or non-operational vehicles in open spaces. Guest parking is limited to 72 consecutive hours or 7 days per month. Vehicle repair only in enclosed garages.
- Exterior changes & improvements: Any visible alterations (patios, windows, HVAC, solar panels, antennas) require Board approval; the Board must find them aesthetically pleasing and harmonious. Interior non-structural changes may be made without approval if they meet building codes.
- Assessments: The association levies common-expense, special, and working-capital assessments against each unit equally. These assessments create a lien to secure payment.
