The declaration establishes the legal framework for ownership, voting, assessments, and use restrictions.
- What you own & maintain: You own the interior of your unit (walls, floors, ceilings) plus an assigned parking space and an appurtenant patio/balcony easement. The association owns and maintains all common areas (land, roofs, structural elements, utilities, parking structures).
- Leasing & rentals: Leases must be for at least 20 days (no transient/hotel use). Owners have the absolute right to lease, provided the lease complies with the declaration and association rules. No customary hotel services can be provided.
