Kingdale Condominiums is a 4-unit condominium community in Fountain Hills, AZ. This document is the full declaration that defines what unit owners own (their unit's interior and a 1/4 interest in common elements), the association's responsibilities, and the rules all owners and residents must follow. It is a condominium—you own your unit individually and share ownership and maintenance of the building and grounds with other unit owners.
- What you own & maintain: You own the interior airspace of your unit, including finishes, appliances, and the heating/cooling equipment. The association maintains all common elements—the building exterior, bearing walls, roof, plumbing, electrical, landscaping, recreational facilities (including a swimming pool), and parking areas. Owners are responsible for maintenance of their unit's interior and the yard area (a restricted common element assigned to each unit).
- Leasing & rentals: You may lease your unit, but all lease agreements must be in writing and must include a provision that tenant noncompliance with the declaration, rules, or bylaws is a lease default. There is no minimum lease term stated in this document.
- Pets: Household pets are allowed, but no more than two per unit. Animals may not be raised, bred, or kept for commercial purposes, and must not become a nuisance.
- Architectural & exterior changes: No exterior antennas, devices, or additions (including roof structures) may be installed without prior written approval of the board. Signs are limited to those required by legal proceedings, developer signs, or board-approved for-sale or for-lease signs. Clotheslines and outdoor drying are prohibited unless approved by the board.

Rubbish must be stored in approved covered containers and not visible from adjoining units or streets. The board has discretion to determine violations and may require corrective action at the owner's expense.
- Assessments & fees: The association levies annual assessments to cover common expenses, including insurance, maintenance, and utilities for common elements. Special assessments for capital improvements may also be passed. Assessments are a lien on the unit if unpaid.
