Ringsdale Condominiums is a condominium community in Fountain Hills, AZ — you own your individual unit and share ownership of the building's common elements (with a 1/4 fractional interest, plus one parking space per unit). The association manages the shared structure and grounds. The rules are strict: Board approval is required for most exterior changes, noise is tightly controlled (quiet hours 11 p.m.–8 a.m.), and use is limited to private residence only.
- What you own & maintain: You own your unit's interior (including fixtures like ranges, dishwashers, water heaters, and interior doors/windows, plus porches and patios). The boundaries are the interior surfaces of the structural walls; you do not own bearing walls, roof joists, foundations, or utility lines. The association maintains the building structure, common grounds, and all shared utilities.
- Shared ownership & parking: You hold an undivided 1/4 fractional interest in all common elements (building, recreational facilities, pool, landscaping, utility systems). Each unit is assigned one common area parking space; the association may reassign spaces provided they remain in reasonable proximity to your unit.
- Leasing & rentals: You may lease or rent your unit, but the lease must be in writing and must require tenants to comply with all Rules, By-Laws, and the Declaration — noncompliance constitutes a lease default.
- Pets: A reasonable number of household pets are allowed, ordinarily no more than two per unit. Dogs in common areas must be on a leash not exceeding 8 feet, and owners must clean up after them; no pets may be kept for commercial purposes.
- Noise & quiet hours: Musical instruments, radios, stereos, recorders, and TVs are prohibited between 11 p.m. and 8 a.m. if they disturb neighbors; no vocal or instrumental practice if it disturbs other occupants. No exterior speakers, horns, whistles, or sound devices without Board approval.
- Architectural review & exterior control: Board approval is required for any exterior addition, modification, antenna, window treatment visible from outside, balcony enclosure, or structural alteration. Draperies, curtains, or blinds must be installed on all windows with colors/appearance conforming to Board standards when visible from the exterior.
- Use restrictions: Units are for private residential use only — no professional offices, businesses, or gainful occupations permitted (Developer may use units as models or sales offices). No exterior clothes lines, flammable/combustible materials, or structural changes without Board consent.
- Board access & keys: Board agents may inspect your unit during reasonable hours with notice (or immediately in emergencies) to check for pests or rule compliance. You must provide the Board with duplicate keys to all unit locks and cannot alter or rekey locks without Board approval.
