Sierra Hills is a single-family home community in Scottsdale, AZ governed by a homeowner's association (HOA). All lots are subject to the CC&Rs, which establish a general plan for development, architectural controls, and mandatory assessments. This document is the full rulebook for residents and owners.
- Land use & residential character: All lots are for single-family residential use only. No trade or business may be conducted except for limited home-based businesses meeting specific criteria (no solicitation, no outside storage, limited employees, etc.).
- Architectural control: All exterior improvements, including construction, alterations, landscaping, and color changes, require prior written approval from the Architectural Committee. Unapproved changes may be denied or subject to removal.
- Pets: Only a reasonable number of house pets are allowed, kept as domestic pets and not for commercial purposes. Pets must not create a nuisance or excessive noise, and pet structures must not be visible from neighboring property. All pets must be leashed when off the owner's lot, and waste must be promptly removed.
- Vehicles & parking: No trucks, trailers, campers, boats, or similar vehicles may be parked visible from neighboring property except in garages or designated areas. Inoperable vehicles and repair work visible from outside are prohibited. Street parking is limited to guest vehicles for up to 24 hours. However, a vehicle required for employment by a regulated public service corporation may be parked on the street or driveway.
- Leasing & rentals: Leasing of a residential unit is not considered a business and is allowed, but no minimum lease term is specified in this document. Tenants must comply with all rules, and owners remain responsible for their tenants' conduct.
- Assessments & fees: All lot owners must pay annual assessments and any special assessments set by the Board to cover common expenses and reserves. Assessments are a personal obligation and a lien on the lot if unpaid. A transfer fee may be charged upon sale of a lot.
- Common areas & easements: Owners have non-exclusive easements to use common areas, subject to Association regulation. The Association may grant utility easements and dedicate portions to the public. Owners must maintain their own landscaping and keep lots in good condition.
