Discovery at Tatum Place is a 174-unit condominium community in Gilbert, AZ where you own your individual unit and share common maintenance through association fees. These rules (2023 revision) apply to owners and renters and cover pets, vehicles, alterations, lease terms, and community conduct, implementing the underlying Declaration of Covenants, Conditions & Restrictions.
- What you own & maintain: You own your unit's interior and appliances; the association maintains the building structure, roof, and common areas and provides master insurance, funded by your monthly maintenance fee.
- Pets: Maximum two pets per unit (new ownership/tenancy after June 1, 2019). Pets must be leashed outside; owners must pick up droppings immediately. No pets in the pool; pet food cannot be stored in common or patio areas.
- Leasing & rentals: Leases must run at least six months; short-term rentals are prohibited. Owners must register all rentals with the property manager within 10 days, providing tenant contact information and a current pet list. Owners remain responsible for tenant compliance.
- Parking & vehicles: Each unit has one assigned parking space. Trucks, commercial vehicles, vans, campers, trailers, and boats are prohibited and will be towed at owner expense. Abandoned or non-licensed vehicles are towed; the 10 mph speed limit is enforced. Car washing and visible vehicle repairs are banned.
- Architectural approval & exterior changes: Written board approval required for any visible exterior alteration—windows, doors, antennas, awnings, paint. Replacement windows must have beige or bronze frames. Antennas are FCC-protected but cannot be front-facing or in common areas; owners are liable for installation damage.
- Maintenance fees & payment consequences: Monthly fees due on the first; $25 late fee if unpaid after 15 days; lien placed after 60 days. Owners 60+ days delinquent may have water service restricted; the cost of restricting/restoring water is billed to the delinquent owner.
- Move-in/move-out: Notify management 48 hours in advance. Moving hours restricted to 8 a.m.–6 p.m. Moving trucks must use uncovered guest spaces; POD containers allowed 7 days maximum for a $50 fee. Moving debris (furniture, appliances, boxes) cannot go in dumpsters; owners are liable for all damage to common areas.
- Common rules & nuisance: No loud audio equipment in residences or common areas; no home businesses detectable from outside by sight, sound, or smell (home office OK). Grilling on patios allowed only on concrete/brick surfaces. Private yard sales are prohibited; seasonal decorations limited to 30 days before and 10 days after holidays.
