Lusitano is a single-family home community in Gilbert, AZ (with land in Pinal County) governed by a homeowners association. You own your lot and house; the association maintains common areas. All lots are subject to a separate water district covenant that requires fees for groundwater replenishment.
- Residential use: Lots are for single-family residential use only. No business, trade, or profession may be conducted. Minimum livable floor area is 2,400 square feet (exclusive of garage, porches, etc.).
- Leasing & rentals: Leasing is allowed for single-family occupancy, but the owner must notify the association of the lease term and tenant's name. No minimum lease term is stated. 'For Lease' signs require board approval.
- Pets: Only domestic pets allowed, as permitted by zoning. No commercial breeding. Animals must not cause nuisance. Structures for animals need architectural approval.
- Parking & vehicles: On-street parking is restricted. Vehicles must be kept in garages, driveways, or designated areas. No inoperable or unlicensed vehicles visible from neighboring property, common areas, or streets. No major repairs on lots or streets.
