Legacy @ Gilbert Commons is a single-family home HOA in Gilbert, AZ — you own your lot and home, and the association maintains shared common areas. These CC&Rs govern what you can do with your property and require you to pay assessments.
- Leasing & rentals: Leases must be for 30 days or longer, and a copy must be provided to the association. Tenants must agree to follow the CC&Rs and rules.
- Architectural review: Any exterior changes (structures, paint, landscaping, fences, etc.) need prior written approval from the Architectural Committee. Plans are deemed approved if no decision is made within 45 days.

- Pets: Only domestic pets are allowed, and they must not create a nuisance (excessive noise, etc.). No commercial breeding. Pet structures must not be visible from neighboring property.
- Signs: Only one name/address sign (max 9"x30") and one temporary 'for sale/rent' sign (max 5 sq ft) are permitted. No other signs without approval.
- Dispute resolution: Disputes (except assessment collections and emergency injunctions) must go through negotiation, then mediation, then binding arbitration. Owners waive right to court trial.
