What Country Cove's governing documents say
Country Cove is a standard single-family home HOA in Phoenix, AZ, established by the developer SRC Homes. The rules apply to homeowners and govern the 29 lots in the subdivision, covering use, appearance, and maintenance to protect property values.
- Residential use only: Each lot is limited to one single-family residence plus incidental garages. No business, commercial activity, multi-family dwellings, or boarding houses are allowed. Lots cannot be subdivided.
- Architectural review: All construction, alterations, fences (must be block construction), and certain parking areas require prior approval from the Architectural Control Committee. Satellite dishes must be screened and approved.
- Parking & vehicles: Passenger vehicles and light pickup trucks may park on lots subject to setback and committee approval. Campers, horse trailers, motor homes, and boats must be screened and approved. Inoperable vehicles must be in an enclosed garage. No trail bikes or ATVs on easements without approval.
- Assessments & fees: Homeowners pay annual assessments (maximum $300 per lot until 2000, then annually adjustable by up to 5% or CPI increase, whichever is greater). Special assessments for capital improvements may be levied. Assessments are a lien on the property and a personal obligation.
- Upkeep & nuisances: Owners must keep lots clean, screen trash cans and service yards, and prevent accumulation of rubbish. No open fires or incinerators are allowed (barbecues are fine). No conditions that breed pests or diseases.
- Signs & antennas: No advertising signs or billboards. One "For Sale" or "For Rent" sign up to 4 square feet is allowed. TV antennas must be in the attic; satellite dishes require committee approval and must be screened.
- Enforcement & amendments: The Association or any owner can enforce the covenants. The Board interprets the rules. Amendments require 80% owner approval before 2024, then 70% after. Violations are declared nuisances and may be enjoined.
