Las Palmeras West is a standard single-family home HOA in Litchfield Park, AZ. You own your lot and home; the association maintains common areas and enforces the rules in this Declaration. All owners automatically become members of the association.
- Architectural review: Most exterior changes that are visible from neighboring property—including buildings, fences, landscaping, paint colors, and even basketball hoops—need prior written approval from the Architectural Review Committee. The committee can charge a fee and may require a bond. If no decision within 30 days, approval is deemed given. Variances are possible for hardship.
- Animals & pets: No more than two common house pets (dogs, cats) per lot. Dogs must be leashed (max 6 ft) when off the lot. Pet enclosures must not be visible from neighboring property. Owners must clean up feces.
- Vehicles & parking: No trucks, RVs, boats, campers, or trailers may be parked visibly except for temporary loading (72 hrs max per 7 days). Regular vehicles must be parked on the concrete driveway; street parking limited to 24 consecutive hours. No major vehicle repairs visible.
- Leasing & rentals: You may lease your entire residential unit. The lease must require the tenant to follow the association's rules. There is no minimum lease term stated in this Declaration.
- Assessments & fees: Annual assessments start at $360 per lot (for the first year) and can be raised annually by the board up to 10% or the CPI increase, whichever is greater. Higher increases need 2/3 owner vote. Assessments are due monthly or quarterly; delinquent payments accrue 12% interest plus late fees. The association can place a lien and foreclose.
