This is a supplemental declaration for DC Ranch Parcel G.1, a single-family residential subdivision within the larger master-planned DC Ranch community (Scottsdale, AZ). It adds 60 lots to the existing master declarations (Council Declaration, Ranch Declaration, and Covenant) and imposes supplementary rules on lot owners, including design review, maintenance, and wall repair obligations. - Land use & housing type: The 60 lots are limited to single-family dwellings, including attached single-family units on 10 designated Attached Lots (Lots 1323–1330, 1332, 1333). Declarant reserves rights to build model homes, sales centers, and construction trailers.
- Design & construction approval: All improvements (including landscaping) require prior approval by the Covenant Commission under the Silverleaf – The Parks Design and Construction Manual. Certain NOS Lots (Lots 1346, 1347, 1357–1360) have additional construction envelope restrictions and natural open space easements.
- Lot maintenance & streetscape: Lot owners must maintain all improvements, landscaping, and natural open space on their property. The Ranch Association maintains street trees and sidewalks; owners adjacent to streetscape areas must maintain the area between the street and sidewalk. If owners fail to maintain, the association may do so and charge a specific assessment.
- Boundary walls & common yard walls: Boundary walls (between a lot and common area) and common yard walls (between two lots) are jointly maintained. Damage caused by an owner is repaired at that owner's expense; ordinary wear and tear is split equally between the two parties. Modification requires prior consent of the association and Covenant Commission.
- Party walls & shared roofs (attached lots only): For the 10 Attached Lots, party walls and common roof structures are the joint responsibility of adjacent owners. Damage caused by one owner is repaired at that owner's cost; ordinary wear is split equally. Each owner has an easement to enter the neighbor's lot for needed repairs.
- Airport & adjacent land use acknowledgment: All lot owners acknowledge the proximity to Scottsdale Airport (within 4 miles) and accept aircraft noise, flight paths, and potential 24-hour operations. They also acknowledge nearby golf course, school with lighted fields, future park, and that adjacent undeveloped land may change use without owner consent.
