What Laveen Crossing Master Homeowners Association's governing documents say
Laveen Crossing is a master homeowners association (single-family homes) in Maricopa Colony, AZ. This document contains the community’s architectural guidelines and rules that govern exterior modifications, landscaping, parking, signs, and other property standards. All homeowners must follow these rules; most exterior changes require prior approval from the Architectural Committee.
- Architectural Review Process: All structural and landscaping changes/improvements (except minor replacements) require submitting plans to the Architectural Committee. The committee has 30 days to review and approve or deny. Denials can be appealed in writing to the Board within 45 days. Approved work must be completed diligently within the timeline set by the committee.
- Landscaping & Plants: Each lot must have at least one 15-gallon tree (or saguaro/ocotillo) and five 1-gallon shrubs. Front yard changes (except replacing dead plants with same species) need committee approval. An approved plant list is provided; certain plants like olive trees (except 'Swan Hill'), oleanders (except dwarf), fountain grass, pampas grass, citrus, Mexican palo verde, mulberry, sissoo, and saltcedar are prohibited.
- Exterior Modifications (Fences, Paint, Roofs, etc.): New fences, walls, gates, gazebos, ramadas, patio covers, storage sheds (max 8 ft height), and similar structures require prior written approval. Fences must match developer-installed style. Paint colors must be from the approved color scheme (available at Dunn Edwards with a 37% discount code). Roofing materials must match the builder's original. Pools and spas do not require approval.
- Parking & vehicles: Commercial or recreational vehicles may only be parked temporarily on the concrete driveway for up to 72 consecutive hours within any 7-day period for loading/unloading. Motor vehicles on driveways must not exceed 7 ft height and 22 ft length, and must not block sidewalks. Parking on unpaved areas is prohibited.
- Signs: Political signs may be displayed no more than 45 days before an election and must be removed within 7 days after; maximum 3 signs per lot. One 'For Sale' or 'For Rent' sign is allowed if total face area is 5 sq ft or less. No other signs on lots or common areas without approval. Seasonal/decorative flags are allowed below roofline but must be removed within 7 days after the holiday.
- Holiday Decorations: Holiday signs, lights, and symbols must be removed within 7 days after the holiday. December decorations must be removed by January 15. Decorations should not be placed more than 35 days before the holiday. The committee may limit quantity and size.
- Items Not Requiring Approval: The following do not need prior committee approval: up to 3 exterior security cameras (lighting must be reasonable), 1 security doorbell, and reasonable anti-pigeon devices. 'Reasonable' is defined by community standards for harmony and compatibility.
