This is a supplemental declaration for DC Ranch Parcel G.2/G.4, a single-family and attached residential subdivision within the larger DC Ranch master-planned community in Scottsdale, AZ. It adds this parcel to existing community declarations (Council, Ranch, and Covenant). Homeowners in this parcel are subject to multiple layers of rules, including design review by the Covenant Commission, neighborhood assessments, and specific maintenance obligations.
- Land use & construction: The parcel is limited to single-family residential, including attached single-family dwellings on designated Attached Lots. Construction must be approved by the Covenant Commission under the Silverleaf – The Parks Design and Construction Manual and other guidelines.
- Assessments: Lots are subject to assessments under the Council Declaration and Ranch Declaration. Two separate neighborhood assessments may apply: one for Planning Unit VI (covering private streets, guardhouses, open space) and one for The Parks (for shared amenities). For Attached Lots, party walls and common roof structures must be repaired jointly by the adjoining owners, with specific rules for damage allocation and access easements.
- Design approval & restrictions: All construction and modifications (including landscaping) require approval by the Covenant Commission. For NOS Lots, a defined construction envelope is required, and natural areas outside the envelope must be preserved as open space easements. No alterations to boundary walls without consent of Ranch Association and Covenant Commission.
- Airport proximity disclosure: The parcel is within 4 miles of Scottsdale Airport. By taking title, owners acknowledge potential aircraft noise, takeoffs/landings between 6 a.m. and 11 p.m. (but airport open 24 hours), and average ~850 operations per day. Owners waive claims against the City, DC Ranch entities, and the developer related to airport operations.
