What Maricopa Professional Village's governing documents say
Maricopa Professional Village is a condominium community in Maricopa, AZ — you own your unit and share the building's common elements. This document sets the rules for unit owners, lessees, and occupants. The community is intended for professional office use, not residential.
- Permitted use: Units must be used exclusively as offices for professional services (e.g., medical, dental, legal, accounting, real estate). Other uses require board approval during declarant control or all owners' approval afterward, and must comply with zoning.
- Pets & animals: No animals, birds, reptiles, fowl, poultry, or livestock are allowed in any unit or on the property, except fish in aquariums and service animals for handicapped or disabled persons.
- Leasing & rentals: Leases must be in writing and expressly subject to the declaration and rules. The unit owner must provide the association with lease dates, lessee names, owner contact info, and emergency contact at least 10 days before lease start. The owner is liable for any rule violations by lessees or their guests.
- Vehicles & parking: No inoperable vehicles, trailers, campers, boats, or recreational vehicles may be parked or stored on the property. Parking is allowed only in designated spaces; unassigned spaces are first-come, first-served. Bicycles may be stored only in designated bike racks (max 24 hours) or inside a unit.
- Signs & exterior appearance: No signs are allowed on the exterior of buildings or visible from the exterior without prior board approval. The board may permit signs identifying the occupant. Window coverings visible from the outside require board approval except for 2-inch horizontal wood or wood replica blinds.
- Alterations & improvements: Nonstructural changes inside a unit generally do not need board approval, but any change visible from the exterior or affecting perimeter/party walls requires prior written board approval. Structural changes require board and engineer approval. The board may impose conditions such as security deposits and insurance.
- Animals (restricted): No animals are permitted except fish in aquariums and service animals for disabled persons. (This is a stricter rule than typical residential HOAs.)
- Maintenance responsibilities: The association maintains common elements (landscaping, lighting, sidewalks, etc.). Unit owners are responsible for maintenance and repair of their unit interior and any limited common elements (e.g., pipes serving only their unit). The association can enter units for inspection and emergency repairs.
