Roosen Meadows is a single-family home subdivision in Mesa, AZ, governed by a 1972 Declaration of Restrictions that runs with the land. These rules apply to all lot owners and describe what you can build, how you can use your property, and what's prohibited — covering setbacks, fences, business use, and more.
- Property use & lot restrictions: All lots are single-family residential only. No lot may be resubdivided into less than 60-foot frontage or 6,000 sq ft. No business, hospital, theater, saloon, or similar use is allowed; no advertising signs except one 'For Rent' or 'For Sale' sign per lot.
- Building & construction rules: Only one detached single-family dwelling (max one story) and a private garage (max one story, up to 2 cars) plus a guest house or servant quarters for non-paying guests/servants. Minimum dwelling cost $15,000 and ground floor area 800 sq ft (excl. porches, garage). No moved buildings; garage/outbuilding must be after dwelling is erected.
- Setbacks & fences: Front walls: 25-45 ft from front lot line. Side walls: at least 7 ft from side line (10 ft on corner lot outside line, 5 ft inside). Open carports/storage rooms: at least 3 ft from side line. Front fences/walls over 2.5 ft high prohibited; side/rear fences max 6 ft. Hedges over 3 ft not allowed within 25 ft of front line.
- Parking & vehicles: No automobile storage or repair in carports, driveways, front or side yards beyond normal parking. No basketball boards or other obstructions on front and side lots/buildings.
- Animals & nuisances: No livestock or poultry permitted. No unsightly objects, nuisances, or anything endangering health or unreasonably disturbing neighbors.
- Duration & amendments: Restrictions ran until 2010, then automatically extend for successive 10-year periods unless a majority of lot owners vote to change them.
